When a geyser should be replaced, and when it should not

Replacement is the right call in some of these cases and the wrong one in others. Each line says which.

The tank body is leaking

Water weeping from the cylinder itself, rather than from a valve or a fitting, means the steel has corroded through. No part fixes that. The replacement starts with a look at what else in the roof needs bringing up to standard.

The geyser is past its working life

Kwikot gives an electric geyser 8 to 12 years if it is serviced every three to four years, and as few as five without. Age alone is not a fault, but rusty hot water from an old unit usually is the end of it.

The household has outgrown it

Kwikot sizes geysers at about 50 litres per person per day: 100 to 150 litres for two people, 150 to 200 for three or four, and 200 to 250 for five or six. Turning a small geyser hotter to keep up only shortens its life.

An insurer or a sale flagged it

A geyser fitted after June 2001 without its SANS 10254 safety items can put an insurance claim at risk, and a sale needs the City’s plumbing certificate before transfer. Either one can turn an old installation into a replacement.

The electricity bill is the real problem

The Nedbank SANS guide puts water heating at about half the energy used in middle- to upper-income homes. A heat pump uses 50% to 70% less electricity than an element, and solar saves 25% to 40%, so the replacement can change the bill too.

No drip tray and no vacuum breakers

Missing safety items usually mean an installation that predates the current rules or was never finished. A like-for-like swap is not allowed to copy those gaps. The new installation has to include every one of them.

In Tshwane a geyser swap is plumber’s work, and the tank is the easy part

The City’s water supply by-laws are specific about who may do this job. Section 30 reserves replacing “a fixed water heater or its associated protective devices” for a plumber, or someone working under a plumber’s control. Section 30(2) goes further: no person may require or engage someone who is not a plumber for that work. Section 32 then says every fixed electric storage water heater must comply with SANS 10254.

In the roof, compliance turns out to be a list, and a longer one than most homeowners expect. The IOPSA and PIRB tables list what a replacement needs: a temperature and pressure valve with a metal discharge pipe that runs downhill to a visible point outside, an expansion valve, an isolating valve, a vacuum breaker on each geyser pipe, and a pressure control valve never rated above the geyser.

The geyser sits on tie beams resting on load-bearing walls, inside a drip tray whose pipe discharges where you can see it from outside. The first metre of the cold inlet is insulated, and so are the hot runs. The parts carry JASWIC listing, the electrical connection needs its own certificate under SANS 10142-1 from a registered electrician, and anything else that still falls short is written down for you.

Faerie Glen was first established in 1974, and SANS 10254 only became compulsory for geysers installed or replaced from 8 June 2001. A house that has kept its original installation, or had a geyser swapped by someone who copied what was there, can be missing most of that list. When that geyser finally fails, the replacement has to supply every missing item, and the price reflects it.

The certificate question shifted in 2022. SANS 10254 stopped requiring a certificate of compliance for electric geysers on 24 June 2022, but PIRB-licensed plumbers still issue one, insurers still judge claims on whether the installation complies, and the certificate rules for solar water heaters and heat pumps remain in force. The paperwork still matters, for different reasons.

  • Every safety item on its own line

    The tank, the valves, the drip tray, the vacuum breakers and the labour are priced separately, so you can see what a cheaper quote has left out.

  • Sized to the people, not the old tank

    The new geyser is sized on how many people use it. A geyser that was too small for years should not simply be replaced with the same size.

  • Options laid side by side

    If a heat pump or a solar heater is worth weighing up, the published running-cost savings are set out side by side, and the choice stays yours.

  • Paperwork that matches the roof

    Ask for the certificates the work calls for and a written list of anything still outstanding, so an insurer or a buyer can check the installation.

From an old geyser to hot water

Most of the decisions happen before the old geyser comes down.

  1. Describe the old one

    Size, age, where it sits and what happened to it. A photo of the geyser and its valves helps with the quote.

  2. Site check and written quote

    The roof space, the beams and the existing pipework are looked at, and the quote lists the tank and every compliance item.

  3. Install and fill

    The old unit comes out, the new one goes onto the beams with its valves and tray, and the tank is filled and bled before power is connected.

  4. Test and hand over

    Heating, valves and the overflow are checked, and the itemised invoice lists every part that went into the roof.

What does a replacement geyser cost, fitted, in Faerie Glen?

Kwikot’s 2026 guide puts a replacement electric geyser at R6,500 to R12,000 fully installed, including labour and a certificate of compliance. The tank size drives most of the difference: Kwikot lists 150 litre units at R4,800 to R5,300 and 200 litre units at R8,000 to R10,000 before installation. What size geyser does my household need?

Kwikot works on about 50 litres per person per day. That puts one person on 50 to 100 litres, two people on 100 to 150, a family of three or four on 150 to 200, and five or six people on 200 to 250 litres.

Is a heat pump or a solar geyser cheaper to run?

By the Nedbank SANS 10400-XA guide, a heat pump uses 50% to 70% less electricity than an element geyser, while a solar water heater saves 25% to 40%. Real results depend on the system and the roof. Solar panels up to 6 m² on a roof count as minor building work and need the building control officer’s authorisation.

Do I need a certificate of compliance for a new geyser?

Not under SANS 10254 for an electric geyser since June 2022. Even so, insurers and buyers look for one, PIRB-licensed plumbers issue it as a condition of their licence, and solar and heat-pump installations still fall under certificate rules. Kwikot’s installed prices include one.

Can I still claim a tax rebate for a solar geyser?

No. The SARS rooftop-solar rebate covered photovoltaic panels, not solar water heaters, and it only ran from 1 March 2023 to 29 February 2024.

Do geyser blankets and timers save money?

Eskom advises a blanket if your geyser’s insulation rating is low, lagging on the pipes, and switching off when you are away for more than three days. Timers need care: SANS 10252-1 wants stored hot water kept at 55 °C or more for hygiene, so an off-all-day setting should be agreed with a plumber.

Can a handyman replace my geyser?

Not legally in Tshwane. The water supply by-laws reserve replacing a fixed water heater and its protective devices for a plumber, and they prohibit engaging anyone who is not one for that work.

Does a bigger geyser need anything extra?

Yes. A geyser over 200 litres may not hang from wall brackets, and anything over 300 litres, or any heater hung from a concrete slab, needs an engineer’s design under SANS 10252-1. The tie beams themselves must be at least 114 by 30 mm and no more than 500 mm apart.
